New Buildings on GSK House Site Could Reach 25 Storeys |

Over 2,000 housing units envisaged in development
March 21, 2025 More details are emerging of what is proposed for the redevelopment of the site of GSK House. The applicant has submitted a scoping opinion (SC/2025/0829) for the development which is a report made before a full application submitted outlining potential environmental challenges. It reveals more about the planned height of the buildings and shows that over 2,000 new housing units of various types form part of the scheme. Hadley Property Company envisages two main parts to the development, one of several blocks including a building of around 25-storeys which will contain a mix of flats, student accommodation and co-living apartments. This building would include around 750 flats, 530 units of student accommodation and 330 co-living units as well as 900 square metres of commercial floorspace and up to 2,700 square meters of what is described as community floor space. The current GSK House building is 13 storeys high. If built, the buildings in this part of the scheme would not necessarily be the tallest in Brentford with Kew Eye reaching 27 storeys. In addition, there would be a section including a 15-storey building with around 750 more flats as well as a much larger proportion of commercial space. Vehicular access to the development would be via Boston Manor Road and Great West Road with the provision of walking and cycling routes through the site. There would be 240 parking spaces at the site in the existing basement area. The redevelopment of the 13.4-acre site at 980 Great West Road is likely to be the largest construction project ever undertaken in Brentford. The developer has assembled a team of architects and consultants for this project, including Haworth Tompkins, Studio Egret West, dRMM, Metropolitan Workshop, and landscape architects McGregor Coxall. Engineering and planning strategies are being developed with input from Buro Happold and other experts. Initial co-design sessions with the local community have taken place, and public consultations are ongoing. An exhibition showcasing indicative masterplan visuals and building imagery took place on March 8 at Brentford Free Church. Some of those in attendance expressed disappointment at the level of specific detail about what was being planned. Aspects of the scoping opinion submitted to the council will be used to create an Environmental Impact Assessment which will be part of the full planning application.
