Ecoworld has submitted its planning application (P/2024/3503) for the redevelopment of the Griffin Park stadium site.

The designs are little changed from those revealed in a public exhibition at the Armenian Church this September.

The proposal is to build 149 new homes including 41 houses and 108 flats of which 30 will be affordable. 70% of the new homes will be two bed four person homes or larger. The scheme will comprise three apartment buildings up to six storeys high and 11 terraces of houses. 68 car parking spaces will be provided, of which 33 will be for the houses and 32 will be for the apartments, as well as two spaces for visitors and one Car Club space.

Access from Braemar Road will be relocated slightly further west, with the existing vehicular access stopped up and on-street parking provided in that location. Pedestrian access will be on all four sides, accessible from Braemar Road, Brook Road South, Ealing Road and New Road.

A 1,770 sqm community park will be at the centre with play areas for all ages. Allotments will also be provided in the south eastern corner.

Griffin Park was the football stadium of Brentford Football Club for 116 years. During 2020 , the club moved out of into the Brentford Community Stadium, a 17,250-capacity all-seater stadium just over half a mile away. The Griffin Park stadium was demolished last year.

Ecoworld says that, in response to feedback from the community, the designs incorporate more trees and biodiversity as well as the allotments. Changes have also been made to parking arrangements and pinch points have been introduced to slow down vehicles while other measures have been taken to reduce the speed of cyclists through the development. Shared surfaces aim to make the new streets safe for pedestrians by slowing vehicles down.

An earlier plan for the site from Ecoworld submitted in 2021 never proceeded despite the demolition of the ground and the new proposals appear very similar to the earlier design. The first proposal for the site was back in 2016 when Willmott Dixon proposed a development of 75 townhouses.

It is anticipated that, should planning permission be granted before the end of the year, construction to start towards the end of 2025 and project completion would then be by summer 2028.
