Office block by Great West Road could be repurposed into 206 flats
April 30, 2024 Confirmation is being sought from Hounslow Council that the Dell EMC building is eligible to be converted to residential use without full planning permission. A company called Signal Resi Bidco Limited has submitted an application (PAC/2024/1307) confirming its intention to repurpose the vacant six storey office building into 206 flats which it would then rent out. The building is next to the landmark Dell EMC clock tower which faces the A4 and the M4 on the Chiswick Flyover with Gunnersbury Park at the rear. To its east is the Vantage London office block and to the west is the Apt Parkview apartments which were similarly converted from an office block. The flats would mainly be one bedroom with many at the minimum size allowed for the level of occupancy proposed. A significant proportion of the one person flats would be 37sqm. There would be no requirement for the developer to include an affordable component. The building also has a basement and a two-storey covered car park at the rear which has 89 spaces. Hounslow Council recently made an Article 4 direction to indicate that it would be restricting the permitted development rights which allows the conversion of office buildings into flats. However, these tighter restrictions are not due to come into force until April 2025.
