Another Brentford office block could be converted to flats
September 10, 2024 The recent trend for applications to convert office space to residential use has continued with a proposal for Great West Plaza. An application (PAC/2024/2967) has been submitted by Brent Retail Ltd for prior approval for the conversion of one of the four main blocks into 42 flats. The complex is on Riverbank Way (TW8 9RE) opposite the former GSK building and is accessed via the Great West Road. The two-storey building (Building 2/Unit 4) with a basement car park is at the south western corner of the site and is surrounded by car parking spaces. The River Brent borders the site to the west and the railway line leading to Brentford station is to the south. To the north of the site are Savoy Court and Stonehouse Court which are both recently approved residential developments. To the east of the site is Great West House which has had a similar application to switch to residential use approved recently. The applicant is using the same transport consultant’s report to support its contention that the change of use would not have a negative impact on traffic in the area. The site is designated as a Key Existing Office Location within the Hounslow Local Plan Policies Map but there is no Article 4 Direction applied to the site restricting the change of use. 38 of the flats proposed would be studios designed for one person with another four one bedroom apartments. The proposed new flats would have 17 car parking spaces including 9 for disabled users.
