Latest numbers show little evidence of price increases in TW8
The latest quarterly data released by the Land Registry shows a fairly unexciting picture for the Brentford property market. The average price of a Brentford home is now £283,581 down 11.3% from last year at a time when elsewhere in London property prices have been reaching record levels. The fall is partly driven by lower flat prices which are on average 13.2% down on last year although agents claim this is due to many flats in better locations already having been sold. This quarter houses in Brentford have failed to buck the trend with both prices for semi-detached and terraced houses down. The average terraced house in Brentford now changes hands for just under £350,000. Only 25 houses have been reported as changing hands during the second quarter of this year and agents are reporting a very low number of properties on their books. In the longer term the picture looks much better for house owners with terraced house prices up by 59.7% over the last five years. Flats however continue to languish in price with the average only up 1.7% in that period. Nationally properties were up by 9.2% over the last year to an average price of £181,227. London saw the average property costing £339,638 up by 16.0% according to the Land Registry house price index. The numbers quoted are based on Land Registry data from April to June 2007.
